Data & Sources
Genkan makes Japan's 9,892 akiya and countryside listings — across 46 prefectures — browsable in English, with prices in yen and US dollars. Here's exactly where the data comes from and how it's used.
This is a free, non-commercial engineering showcase by Arthur Brejon. It is not a real-estate business, is not monetised, and sells nothing. It exists to demonstrate data engineering — crawling, geocoding, translation, and map UX — on a real, public dataset. Every listing links back to its original source, where any actual transaction takes place.
Where the data comes from
- Listings: the 全国版空き家・空き地バンク (National Akiya & Vacant Land Bank), a service subsidised by Japan's Ministry of Land, Infrastructure, Transport and Tourism (国土交通省 / MLIT) and operated by At Home Co., Ltd. It aggregates vacant-property listings registered by municipalities across Japan.
- Coordinates: addresses are geocoded with the GSI (国土地理院, Geospatial Information Authority of Japan) address-search service — free, official, no API key.
- Hazard & risk links: 重ねるハザードマップ (GSI) for flood/landslide, and J-SHIS (防災科学技術研究所) for earthquake probability.
- Vacancy statistics: the 2023 Housing and Land Survey, Statistics Bureau of Japan (総務省統計局).
- Map tiles: OpenFreeMap / OpenStreetMap contributors.
How the data is used (facts vs. copyright)
Genkan stores and republishes facts — price, address, size, build year, layout — which are not copyrightable. It does not copy the source's photographs or descriptive prose wholesale. Listing photos are hotlinked from the source with attribution (shown, not re-hosted), and each listing links back to the original page.
Photos
Photos are served directly from the source's image host and credited to it. We extract only the property gallery (excluding municipality banners and advertising), and never claim ownership of any image. If a rights-holder objects to a hotlink, it can be removed on request.
Freshness & crawling ethics
Data is collected with an honestly-identified bot (GenkanBot/1.0), polite request spacing, and exponential backoff — designed to put no meaningful load on the source. Listings are a periodic snapshot and can be out of date; always confirm price, availability, and any zoning or rebuild restriction with the seller and the municipality before acting.
